This property has a documented history as a bulk fuel distribution terminal predating 1986. Historical insurance policies issued during those prior operations and through 1986 could fund a cleanup — and recover costs already spent.

This property served as a bulk petroleum delivery facility operated by Yellowstone Pipeline, distributing jet fuel through a 6-inch underground pipeline and manifold station to aboveground storage tanks with a combined capacity exceeding 1.2 million gallons. Historical soil conditions maps document an LNAPL-impacted area dating to at least 1989, consistent with long-term petroleum bulk storage operations at the site. Remediation has included historical underground storage tank excavation, an enhanced fluid recovery event removing 150 gallons of separate-phase hydrocarbons and groundwater, decommissioning of two monitoring wells, and off-site disposal of 440 gallons of investigation-derived waste; groundwater monitoring remains ongoing.
