This property has a documented history as a property with a heating oil tank going back to 1950. Historical insurance policies issued during those prior operations and through 1986 could fund a cleanup.

This Seattle property has hosted successive commercial operations since at least the 1920s, including an auto repair facility active from 1925 through the mid-1980s, a dry cleaning operation beginning in 1935, and underground storage tanks installed as early as the 1950s — among them a 1,800-gallon heating oil UST storing Bunker C fuel. Near-surface groundwater sampling at the site detected weathered Bunker C fuel at 278,000 µg/L, more than 550 times the MTCA Method A groundwater cleanup level of 500 µg/L. A 500-gallon waste oil UST was closed in-place in 1996, and a previously excavated contaminated zone has been documented in the basement of one of the buildings. The property is enrolled in the Standard Cleanup program and no active remediation has commenced. That history could support an insurance cost recovery claim against carriers who issued insurance policies 40+ years ago.
