This property has a documented history as a dry cleaning facility going back to 1947. Historical insurance policies issued during those prior operations and through 1986 could fund a cleanup — and recover costs already spent.

This Fircrest property was operated as a gasoline service station from approximately 1947 to 1961 — with underground storage tanks in place by 1952 — and then as a dry cleaning facility from approximately 1963 to 1971. Tetrachloroethylene (PCE) from the dry cleaning operation has been detected in soil and groundwater at concentrations up to 1,700 micrograms per liter, well above MTCA Method A/B cleanup levels, and is confirmed to be driving vapor intrusion impacts into an adjacent building. A Soil Vapor Extraction system was installed in 2008 and expanded with additional components in 2016. Remaining remediation work includes UST removal, contaminated soil excavation and disposal, groundwater treatment for PCE, and vapor intrusion mitigation through sub-slab sumps and venting.
