This property has operated as a bulk fuel storage and distribution facility since the 1920s, equipped with aboveground storage tanks, underground storage tanks, and loading racks for filling tank trucks. Cleanup activities between 1996 and 2011 included multiple phases of soil excavation totaling roughly 675 to 775 cubic yards, removal of underground storage tanks and a heating oil tank, land farming of contaminated soil, chemical oxidation using sodium percarbonate, and free product removal from groundwater by bailing. Groundwater monitoring remains ongoing, and the site currently operates a commercial card-lock fuel station with five aboveground tanks and four USTs. Why Historical Insurance Policies May Be Accessible

Pre-1986 Commercial General Liability (CGL) policies were occurrence-based and did not contain an effective pollution exclusion in Washington.
