This property has a documented history as a dry cleaning facility going back to 1932. Historical insurance policies issued during those prior operations and through 1986 could fund a cleanup — and recover costs already spent.

This property operated as a commercial dry cleaning and laundry facility for approximately three decades: as Deluxe Laundry and Dry Cleaning from around 1932 to 1940, and as Associated Cleaners from approximately 1940 through 1960. Gasoline-range petroleum — suspected to be Stoddard solvent, a dry cleaning agent common to that era — has been identified as the primary contaminant in soil at the site. Active remediation in May–June 2017 included the excavation, removal, and thermal desorption of 721.71 tons of petroleum-contaminated soil, with recommendations for additional excavation, characterization, and long-term monitoring indicating the cleanup effort is ongoing. That history could support an insurance cost recovery claim against carriers who issued insurance policies 40+ years ago.
