This property has a documented history as a bulk fuel distribution terminal going back to 1930. Historical insurance policies issued during those prior operations and through 1986 could fund a cleanup.

True's Oil Company constructed a 1.25 million-gallon above-ground diesel fuel storage tank on this Tacoma property in the 1930s to supply an adjacent railyard and marine cargo terminal; the tank was removed in 1981–1984 and is identified as the primary source of contamination. Documented response work to date has included excavation of a 3,000-gallon waste oil UST in 1998, passive free product recovery that recovered 16 gallons between 2002 and 2003, placement of sorbent materials in 2020, and installation of a sub-slab depressurization system in 2021 to control vapor intrusion. The site is enrolled in Standard Cleanup under MTCA, with routine groundwater monitoring recommended and formal remediation not yet commenced. That history could support an insurance cost recovery claim against carriers who issued insurance policies 40+ years ago.
