This property has a documented history as a public works and maintenance facility going back to 1971. Historical insurance policies issued during those prior operations and through 1986 could recover the cleanup costs already paid.

The Alderwood Water District operated an underground fueling facility at this maintenance yard, with tanks installed in 1971 and 1975 holding gasoline — including leaded gasoline — and diesel for district vehicles. Contamination was first investigated and reported in 1994, and cleanup included the removal of three USTs, excavation of approximately 495–500 tons of contaminated soil, pumping and disposal of 4,700 gallons of contaminated groundwater, and recovery of 1,000 gallons of fuel product from the tanks.
