This property operated as a gasoline station during the 1940s and 1950s, with single-wall steel underground storage tanks serving fuel operations over that period. The tanks remained buried until 1997, when decommissioning revealed severe corrosion — including a half-inch hole and a failed welded seam on the 1,000-gallon tank — consistent with decades of underground service. Petroleum hydrocarbons, benzene, and toluene were detected in both soil and groundwater at concentrations well above Washington State standards, with benzene levels reaching up to 270 ppb against a 5.0 ppb standard.
