This property has a documented history as a gasoline service station going back to 1960. Historical insurance policies issued during those prior operations and through 1986 could recover the cleanup costs already paid.

The Northshore School District operated a bus fueling station and transportation facility on this Bothell parcel from at least the 1960s, with underground storage tanks serving diesel and gasoline operations over several decades. Three USTs were removed in the 1960s during redevelopment of the site as the district's bus barn, a fourth was removed during a parking lot expansion in the 1980s, and three large tanks — two 10,000-gallon diesel and one 8,000-gallon gasoline — were removed in 2010. Groundwater investigations confirmed petroleum hydrocarbon contamination and polycyclic aromatic hydrocarbons exceeding MTCA cleanup levels.
