This property has a documented history as a property with a heating oil tank going back to 1900. Historical insurance policies issued during those prior operations and through 1986 could fund a cleanup — and recover costs already spent.

The Planters Hotel occupied this property from the early 1900s until its demolition in the late 1960s, with underground storage tanks supplying heating oil throughout the hotel's operational life. The USTs fell out of use around 1970 when natural gas replaced oil heating and were not decommissioned until April 2015. A 2021 investigation confirmed groundwater contamination exceeding MTCA cleanup levels for diesel- and lube-oil-range total petroleum hydrocarbons, methylnaphthalenes, and polycyclic aromatic hydrocarbons.
